You have probably observed the ongoing work on our church; so here’s a progress update.

 

1.                Old rotted and damaged air conditioning ducts have been removed prior to roof replacement.

 

2.                Building masonry has been repointed, power washed with preservative and 4,500 bricks were replaced.

 

3.                The panels with the gold crosses have been cleaned, repainted and re-attached more securely than when installed originally.

 

4.                Entire lower church roof covering has been stripped.  A new roof underlayment has been installed.  Foam insulation will be applied on top of underlayment, prior to final rolled roof placement.

 

5.                The upper church windows have been a part of a water leak problem.  They have been sealed shut securely.

 

6.                A new flashing procedure is being installed, again to eliminate water entry.  This new flashing along with the new roof will correct the flat roof pitch directing puddling of water away from windows.  In the past, water and ice buildup could reach the entry level at base of windows.

 

7.                New electrical conduit for outside lighting has been installed to replace old uncovered conduit attached to roof coping on upper and lower roofs.  The new conduit will be covered with a pressure treated wooden cap prior to installing the water tight metal cover over the wood.

 

8.                When all the above has been completed, the new air conditioning ducts will be installed, hopefully in time for the summer needs.

 

Often, when major improvement work such as our project gets underway, problems surface that were not previously visible.  Even though a contingency amount was included in the original cost estimate, it has been exhausted due to unforeseen corrections that were deemed essential or safety related.  In fact, such requirements added an additional $107,995 to the total cost.
